Are you planning to put your property up for rent? Getting your property tenant-ready is a crucial step in attracting the right tenants and ensuring a smooth rental experience. Here's our guide to help you get your property ready for tenants:
· Know Your Market.
You should start by thinking about the rental market and what types of tenants your property will attract. Understanding the target market will help to maximise the rent that is achievable and keep a void period to a minimum.
· Legal Requirements
Familiarise yourself with local rental regulations. Make sure your property meets all legal requirements, such as obtaining necessary certifications and ensuring compliance with safety standards (see item 3).
· Safety Checks
Safety checks should be considered at an early stage. You should familiarise yourself with what is required and think about the condition of these elements within your property. Certificates are required for gas, electrical, legionella and energy efficiency. Smoke and carbon monoxide alarms also need to be installed in the correct places.
· Neutralise
While your personal style may be charming, potential tenants want to envision their own life in the space. Consider neutralising the colour palette and removing personal items to allow them to imagine the property as their home.
· Decoration and Maintenance
It is sensible to complete repairs before a Tenancy commences; fixing the dripping tap or catching door is easier to do when you are at the property. You should also consider decorating rooms if there are excessive marks walls or where the paintwork is chipped.
· Functional Furnishings
If you plan to let the property furnished, you should ensure that the furnishings are functional and clean. You should consider removing any items that have a higher cost or sentimental value.
· Clear and Clean Thoroughly
You should ensure that items that are not to be included as part of the Tenancy are removed from the property, garage or outbuildings. The property should be cleaned to a professional standard throughout including; carpets, appliances and fixtures and fittings.
· Garden Maintenance
The gardens should be tidied before a tenancy commences including cutting the grass, weed of the flower beds and cut back of any shrubs, bushes and trees.
· User Guides
Before a tenancy commences, make sure that the tenant has access to the correct information to help them use the appliances and heating systems easily. You can prepare a file containing the user manuals and leave in the property.
· Keys
Don’t forget to check if you have enough keys to release to the tenant(s) and your Letting Agent. Usually, three sets of keys are required; give yourself enough time to get any additional keys cut and checked.
