Renters' Rights Act Update: start of the New Rental Property Register unveiled

The Government has announced a new ‘Register Your Rental Property’ service as part of the second phase of the Renters’ Rights Act. The register aims to improve transparency across the private rented sector, support responsible landlords and help local authorities identify and address non-compliance more effectively.

This new service will require landlords of assured and regulated tenancies to register themselves and each of their rental properties. Once registered, landlords will be able to demonstrate compliance with key obligations and provide greater confidence to tenants and regulators alike.

The new service is to be introduced on a phased, regional basis from 15th December 2026. The first region is the West Midlands, with each region having a three-month period from the commencement of the regulations to the registration deadline. The region is based on the location of the rental property.

To complete the registration process, landlords will need to provide details about their rental properties, including information such as the property address, number of bedrooms, occupancy details and rental income. Landlords will also need to upload evidence of compliance with key safety requirements, including Gas Safety Certificates, Electrical Installation Condition Reports and Energy Performance Certificates (EPCs). A £65 registration fee will be charged per property.
It is recommended that landlords start to prepare now, getting property information and compliance documentation readily available, to make the registration process as straightforward as possible.

While the introduction of the register represents another important change within the private rented sector, it is also an opportunity for professional landlords to demonstrate compliance and showcase the quality of their properties. The Government's aim is to create a fairer and more transparent marketplace that supports good landlords while helping councils address poor practice where it exists.
