What Happens After You Choose Mundys to Let Your Property?

What Happens After You Choose Mundys to Let Your Property?

So, you've decided to let your property with Mundys. First, thank you for placing your trust in us.

One of the questions we're often asked by new landlords is, "What happens next?" The good news is that the process is usually much simpler than people expect, and we're here to guide you every step of the way.

First Things First: We'll Visit Your Property
The journey starts with a visit from one of our lettings team. We'll take a look around your property, discuss the local rental market, and provide advice on the rental value we believe can be achieved.
This is also a great opportunity for you to ask any questions, whether you're a first-time landlord or have let properties before.

Getting Everything Ready
Before we launch your property to the market, we'll make sure everything is in place from a compliance perspective. If any certificates or documentation are required, we'll explain exactly what's needed and help point you in the right direction.
At the same time, we'll arrange professional photography and prepare your property details ready for marketing.

Your Property Goes Live
Once everything is ready, we'll advertise your property across the major property portals and our marketing channels.
This is often the exciting part. Enquiries start coming in, viewings are arranged, and we'll keep you updated on the level of interest we're receiving.
Many landlords are pleasantly surprised by how quickly we can generate interest in well-presented properties.

Finding the Right Tenant
When we find a suitable applicant, we don't simply hand over the keys.
We'll carry out comprehensive referencing and affordability checks to ensure the tenant is suitable for your property. Once everything has been approved, we'll discuss the applicant with you and seek your approval before moving forward.

Move-In Day
Once the paperwork is complete and all checks have been passed, we'll arrange a move-in date, collect the necessary funds and ensure all tenancy documentation is in place.
For you, it's a straightforward process. For us, it's about making sure every detail has been taken care of properly.

And Then... We Keep Working
If you've chosen our fully managed service, our involvement doesn't stop when the tenant moves in.
We'll continue to look after the day-to-day management of your property, including inspections, rent collection, maintenance coordination and tenant communication. That means fewer phone calls, fewer headaches and more time for you to enjoy the benefits of your investment.

How Long Does It All Take?
While every property is different, a typical timeline looks something like this:

Week 1 – Property appraisal and instruction
Week 1-2 – Photography, compliance checks and marketing preparation
Week 2-4 – Marketing, enquiries and viewings
Week 3-5 – Tenant referencing and application approval
Week 4-6 – Tenancy paperwork completed and tenant moves in

Of course, some properties let more quickly, while others may take a little longer depending on market conditions and the type of property.

Letting a property doesn't have to be complicated. With Mundys, you'll have an experienced local team guiding you from the initial valuation right through to move-in day and beyond.

Whether you're letting your first property or adding to an established portfolio, we're here to make the process as straightforward and stress-free as possible.
